Why a Lawyer Should Attend Your Property Site Visit

Posted Tuesday 14th October 2025

Familiar phrases such as “try before you buy”, “you’ve got to see it to believe it” and caveat emptor (“let the buyer beware”) are widely well recognised expressions in commerce and property. At Joelson, we recognise the significant value and importance a site visit can have on the smooth running of a site acquisition or a disposal.

We actively support our clients not only from our desks but also on-site. We are always willing to put on our welly boots and join clients for on-site inspections when it adds value.

Asking your lawyer to attend a site visit can reveal crucial information relating to:

  • Drainage
  • Boundary lines
  • Access points
  • Public highway locations
  • Squatters or unauthorised occupiers
  • Protected species of animals and trees
  • Specialist surveys
  • Public rights of way

Whilst we appreciate a site visit is not always feasible, wherever possible, a Joelson lawyer will go the extra mile to understand the asset. This can make the transaction smoother, quicker and ultimately more cost effective for our clients.

Attending the site in person provides invaluable insight, which informs our drafting and due diligence, processes that can otherwise be time consuming and complex.

Site visits are a good idea on all types of property deals, from development sites to investment acquisitions. Next time you’re planning one, consider inviting us along!
